Proposals for refurbishment work and a new marketing suite at the Grade II listed former Dock Offices (1-14)
We have submitted a Listed Building Consent, and a standalone Change of Use planning application, to Southwark Council to carry out further internal and external refurbishment works to the former Dock Offices to preserve them as an important Grade II listed heritage asset.

Last year we carried out internal and external restoration works to the former Dock Offices to provide a ‘Project Hub’ with office space for the British Land team.
We are now bringing forward plans to carry out further restoration works to the rest of the building, as well as to provide space for a Sales and Marketing suite that links into the newly refurbished Dock Manager’s Office, which is already being used as a ‘Project Hub’ for the Canada Water Masterplan.
- Internal and External Restoration Works to the former Dock Offices
The former Dock Offices are Grade II listed. British Land has submitted a standalone planning application to carry out some restoration works to the building housing units 1-14, to bring them in line with restoration work undertaken to the other part of the building last year. Proposed works include repairing, cleaning and restoring the existing brickwork, and the creation of a more unified, sensitive lighting scheme. Significantly, the works will also remove internal conversions to office space added in the 1980s, thereby restoring the inside space to its original historic form. All restoration works will be carried out in line with the building’s listed status.
- Plans for a Canada Water Marketing Suite in the former Dock Offices
A Change of Use Planning Application, which sits outside the Canada Water Masterplan permission (18/AP/1604), has also been submitted to change the land use of some of the office space to a Marketing suite.
The Marketing suite would host the physical marketing of new homes and showcase an evolving exhibition of detailed schemes within the Canada Water Masterplan, as well as the ethos and aspirations of the whole development. It would also act as an extension of the high-quality restoration of the former Dock Manager’s Office, now used as the Canada Water Masterplan Project Hub.
The Marketing Suite will be located in the former office space of The Poetry School, who have chosen to move to another location. The status of all other tenants within the building remain unchanged as a result of these proposals.

Statutory consultation – next steps
The Listed Building Consent for refurbishment to 1-14 Dock Offices and the Change of Use Planning Application to enable delivery of the Marketing suite have been assigned case reference numbers 21/AP/4682 and 21/AP/4681 respectively. Southwark Council is holding a statutory consultation period for both applications until Tuesday 1st March. You may have already received a letter from the Council about this.
The statutory consultation period is the opportunity for you to view all the planning documents and provide a formal comment directly to Southwark Council. Your comments will then be taken into consideration by the Council in their determination of the planning application.
