The preparatory construction works underway on parts of the masterplan site continue to make good progress. Work is now taking place in the areas marked on the image below. Please find updates on each work area below. For more information on site working hours, please see this post which will be updated with new information as it is available.

Rear of Printworks site by Quebec Way (shown in yellow on the aerial image above) – the first stage of the project (demolition phase) has progressed well and is almost complete. The deconstruction of the existing sprinkler tank, disconnection of all associated pipework and the removal of existing building concrete slabs and foundations have been completed. Recycling of the existing demolition material will also be completed in early March.

Next door to this site (shown in green on the aerial image above), works have begun to build a new temporary campus located within the Printworks site, which will house TEDI-London – a new engineering higher education enterprise (click here for more information). Tree / vegetation clearance adjacent to Quebec Way is complete (Southwark Council granted planning permission for these works as part of planning consent 20/AP/2482) and hoarding installation and building foundation works are all successfully completed. Installation of new building drainage and services will continue in March including further survey work required to unblock a manhole cover in Quebec Way. Temporary traffic management is expected to be required (via stop/go boards) on 8^th and 9^th March in order to facilitate this work. Installation of the TEDI Campus modular buildings will also begin later in March.

Surrey Quays Shopping Centre car park and surrounding area (shown in orange on the aerial image above) – Galldris have successfully completed the widening works to the existing pedestrian crossing on Deal Porters Way, close to the junction with Surrey Quays Road. This now allows for the temporary realignment of Deal Porters Way within the Shopping Centre car park for drainage and various service installation works to continue within Deal Porters Way adjacent to the Canada Dock footpath and near the existing petrol station. As part of these works, the width of the Canada Dock footpath will also be reduced to enable tree pit and services installation works. Access to the petrol station and shopping centre will remain unaffected.

Works on the haul road, close to the former Dock Offices and the petrol station, are progressing well with construction of the retaining wall/structures completed, and drainage and services installation works continuing through March. Ongoing drainage and hoarding replacement works within Hothfield Place will also be completed by the end of March/early April.

Former Rotherhithe Police Station (shown in pink on the aerial image above) – In March, Galldris will begin enabling works for the demolition of the former Rotherhithe police station with timber hoarding installation, scaffolding, service disconnections, soft strip and asbestos removal carried out prior to demolishing the existing buildings.

Once demolished, and in the short term, this area will accommodate site welfare facilities for the construction of Plots A1 and A2 of the Canada Water Masterplan. More information can be found here. In the longer term, the outline planning consent for the masterplan (18/AP/1604) sets out the maximum massing and heights of any future building on this site and allocates it for a mix of residential, retail and community facility uses There will be engagement with the local community on the detailed designs as they come forward.

Construction of interim petrol station on Deal Porters Way (shown in purple on the aerial image above) – Our contractor Keltbray have completed the foundations for the interim petrol station. Indigo, a specialist petrol station contractor, are now onsite and are installing fuel pipe work during March as well as the petrol station store. In April, we expect the petrol station canopy to be put in place as well as landscaping.

The existing Tesco petrol station in the car park will then be demolished to enable the construction of plot A2 (click here for more information). The existing petrol station will remain open until the new interim petrol station is open.

Former Dock Offices (shown in blue on the aerial image above) – internal and external refurbishment works to the former Dock Offices to preserve them as an important Grade II listed heritage asset, whilst also providing a new ‘Project Hub’ for the Canada Water Masterplan, are progressing well with external cleaning to the brickwork along the front of the building and the clock tower complete. Our contractor Mace Interiors are also in the process of refurbishing the windows across the whole building and are due to start landscaping the courtyard from mid-March. This will include the planting of trees and shrubs and brick paving in the main square.

Also in mid-March, the scaffolding on Surrey Quays Road will be taken down making the pavement towards the Seven Islands Leisure Centre free for pedestrian use. The through route from Surrey Quays Road to the former Dock Offices, Surrey Quays Shopping Centre and the Tesco Petrol Station remains inaccessible (except to tenants and Dock Office visitors) and will remain closed until the end of the project (June 2021). We also expect the removal of three trees on the edge of the former Dock Offices and the unused car park adjacent to Surrey Quays Road to take place on a Saturday in March. Southwark Council has granted planning permission for these works as part of the outline planning consent (18/AP/1604).

Other site surveys

Plot K1 (Roberts Close)

McAleer and Rushe, on behalf of British Land, are progressing well with the site survey works required to inform the building foundation design. Works are expected to continue into mid-April and will involve a small number of operatives and machinery.

Canada Water Dock – upcoming vegetation/tree clearance and surveys

During March, we expect surveys to take place within the Dock to establish ground conditions, with samples taken and then tested. This work is contained within the Dock and we do not expect any pedestrian diversions along the dock edge will be needed.
