From global brands to local start ups, Canada Water’s new 2 million sq ft of transformative, state-of-the-art workspace and lab space are where businesses can shape this place and connect.
Surrounded by greenery and lively retail, food, drink and culture, this is a place for talent: more under-35s are able to reach Canada Water within 45 minutes on public transport than any other part of Central London (JLL 2022).

Canada Water’s local landmarks, Greenland Dock’s watersports, the cultural impact of Printworks London and the longstanding community and clubs already create a special sense of place here.
Adding to this bustling district will be a new state-of-the-art fitness centre from spring 2025, a new town square, 16 new streets and London’s first new high street for 100 years attracting independent makers and local start-ups eager for space to grow.

Canada Water is a place that benefits everyone. New social infrastructure includes up to 4,000 new homes, of which 35% will be affordable.
With nine local schools (two Outstanding), The Engineering and Design Institute (TEDI-London), Canada Dock’s new boardwalk, wetlands and dipping pond and an adventure playground alongside community projects for schools, local people and entrepreneurs, Canada Water is a place where people of all ages can live well.
A place to be happy and healthy
There will be three connected outdoor spaces at its heart: Canada Dock with its striking boardwalk, wetlands and biodiverse wildlife; a new town square; and a new 3.5 acre park.
As well as the revitalisation of Canada Dock with its seven islands and 24,000 new plants, we’re planting 1,200 new trees, bringing 10,000 bike spaces and creating generously wide pavements with plenty of seating, making them accessible to all.
